Junk Removal After Moving: Clearing What Didn’t Make the Move

What to do with the furniture that didn’t fit, the items the seller left behind, and the move-out cleanup.

Post-move junk removal is one of the most predictable calls we get — the moving truck pulls away and there’s a pile of furniture in the driveway, an old box spring in the garage, and things the previous owners left behind. This guide covers the typical post-move scenarios, how to coordinate timing with movers and closings, what to do about items the seller didn’t take, and how rental property move-outs differ from owner-occupied moves.

The five common post-move junk removal scenarios

1. Furniture that didn’t fit the new place

The most common reason for a post-move call. The old sectional that was perfect for the family room in the old house won’t fit in the smaller new living room. The dining set is too big. The patio furniture isn’t needed because the new place has a smaller deck. Either you moved these and now they’re sitting in the garage, or the movers left them behind because you didn’t finalize the “keep” list in time.

2. Items the seller left behind

You closed on a house in Aurora last week and the previous owners left a garage full of stuff, a refrigerator in the basement, a couch in the spare room, and a riding mower in the shed. This happens more than you’d think. Sometimes it’s negotiated; sometimes it’s just neglect. Either way, you’re the new owner and you need it gone.

3. Pre-move purge

You’re moving in a month and don’t want to pay movers to relocate items you’re going to discard anyway. We come in before the move and clear what’s not making the trip. This is usually cheaper than paying movers by the hour to handle stuff you don’t want.

4. Move-out cleanup

You moved out of an Aurora apartment or rental house. The lease ended, the movers got 95% of what you owned, and now there’s a pile of stuff that didn’t go. Maybe a broken dresser the movers refused. Maybe the old grill. Maybe random garage items. The landlord is going to charge you to remove these; calling us is almost always cheaper.

5. Landlord/tenant turnover

Coordinating timing with the move

Before the move

Easiest: schedule junk removal 1–3 days before the movers arrive. The crew comes, clears what’s not making the move, and you’re left with only the items going to the new place. The movers’ quote stays predictable; the move-day chaos drops.

During the move

Possible but tighter. Sometimes families schedule us for the morning after the movers finish — we come, clear what’s left behind in the old place, and you head to the new place. This compresses everything into a tight window but works if needed.

After the move

Most common. The move is done, the new place is mostly settled, and now you’ve got a pile of stuff to deal with. We come to the new place, clear the garage or the spare room, and that’s the end of the move project. Often 1–2 weeks after the move date.

What we typically take on post-move jobs

  • Furniture — sectionals, recliners, dining sets, dressers, bedframes, mattresses, patio furniture
  • Appliances — old fridges in the basement, washers/dryers being replaced, dehumidifiers
  • Boxes and bags of items being discarded — the “we’ll deal with this later” pile that finally meets its deadline
  • Yard equipment and outdoor items — old grills, lawn mowers, leaf blowers, snow blowers, hoses, planters
  • Exercise equipment — treadmills and ellipticals that won’t fit the new place
  • Boxes of paperwork or items the previous owners left — on new homeowner cleanouts

What to do about items the previous owners left

If you closed on a house and items were left behind by the seller, you’re typically free to dispose of them. The closing transferred ownership of the property and its abandoned contents. You don’t need to track down the seller or get permission.

Exceptions: if items appear valuable (collectibles, original artwork, antiques), it’s a courtesy — not a legal requirement — to ask the seller through their realtor if they want them back. Most sellers say “keep it” or “dispose of it.” Get the answer in writing if you can.

Tight closing-day timelines

Sometimes a real estate closing requires the seller to leave the property in “broom-clean” condition by a specific date. Rental property move-outs and your security deposit

Illinois law (Illinois Security Deposit Return Act) gives landlords 30 days after move-out to return a tenant’s security deposit, minus any deductions for damage beyond normal wear and tear or unpaid amounts. Junk removal charges to clear items the tenant left behind almost always qualify as deductible.

If you’re a tenant moving out and there are items you can’t take with you, hiring junk removal is almost always cheaper than letting the landlord charge their own contractor against your deposit. Landlord contractor charges tend to be priced as a punishment, not at market rates.
