Your Store Cleared By The Lease Deadline, At The Price We Quoted
Gondolas, wall systems, POS, signage, back-of-house, we handle the whole scope.
When a retail lease ends, the space has to be returned to shell condition on a specific date. Fixtures out, walls patched, floor clear. Miss the date and the tenant pays holdover rent. Junk Nurse handles full retail store cleanouts across the Fox Valley, gondolas and wall systems, display cases, POS, signage, and back-of-house, coordinated around center hours and mall access rules. COI issued before arrival, scrap credit on metal fixtures, flat quote before we start.

How It Works
Simple. Transparent. No surprises.
Walkthrough and flat quote
On-site or by photo. We assess scope, fixture volume, back-of-house, and center-hour restrictions. COI issued before arrival. Flat number confirmed before any work starts.
Coordinate center access
We work with center management on dock scheduling, corridor use, and noise restrictions near other tenants. Off-hours access when the center requires it.
Careful load-out
Gondolas disassembled base-to-shelf, slatwall lifted off substrate, glass cases wrapped and protected during carry. Front-of-house cleared first, back-of-house second.
Route and settle
Metal fixtures to a Fox Valley scrap yard (credited on the invoice), usable shelving routed to reuse where possible, disposal to the transfer station. Walk-through with property manager to confirm delivery condition.
Retail cleanouts run against a specific kind of deadline
When a retail lease ends, the landlord expects the space back in shell condition on a specific date. Fixtures out, walls patched, floor clear. Miss the date and the tenant pays holdover rent. Junk Nurse works the calendar backwards from your move-out date, handles the gondolas, wall systems, back-of-house, and signage, and coordinates around mall or center hours so the space is delivered on schedule.
The four things retail cleanouts need us to handle
Gondolas, slatwall, grid wall, pegboards, and display cases all come apart differently. Gondolas break down base-to-shelf. Slatwall panels lift off the substrate. Display cases with glass need protection during the carry-out. We handle each system correctly instead of forcing it.
POS counters and checkout stations often come with a mix of built-in cabinetry and freestanding units. Signage, branded murals, and channel letters need to come down before the space delivers, sometimes with landlord approval on what stays with the shell. We coordinate the sequence.
Fitting rooms, stockroom shelving, breakroom appliances, hangers, garment racks, security-tag equipment, floor mats, ladder stock. All of it goes when the lease is ending. We clear back-of-house on the same visit or as a phased second pass.
Malls and shopping centers restrict tenant deliveries and dock use to specific windows. We coordinate with center management on when the truck can be at the dock, when the corridor access is available, and when we cannot make noise near other tenants.
What a retail store cleanout actually costs
Retail pricing scales with square footage, fixture volume, and center-hour restrictions. Here is the range we quote across Fox Valley retail jobs.
Under 2,000 sq ft. Boutique, kiosk, small specialty store. 1 day.
2,000 to 8,000 sq ft. Specialty retail, small anchor, phone or accessory store. 1 to 2 days.
8,000+ sq ft. Anchor tenants, big-box, category-killer retail. 3 to 5 days.
Fitting-room tear-out, stockroom clear, POS counters only. Single-visit jobs.
Gondola bases, uprights, brackets, and metal wall systems recover as scrap. Value credited on your invoice against the disposal cost.
When retailers call us
Most retail cleanout calls fall into one of five situations:
Space returned to shell condition by move-out date. Fixtures out, floor clear. We work backwards from the deadline.
Old fixtures out, new build starts. We clear the existing scope and haul the demo debris after the contractor is done.
Previous tenant left fixtures behind or partially cleared. Property manager needs the space turned around for the next lease.
Chain reducing store count or square footage. Multi-location clearing with consistent documentation across sites.
Single department cleared for reset. Overnight or off-hours so the store can open the next day.
Common Questions
What does a retail store cleanout cost in the Fox Valley?
Small retail under 2,000 sq ft runs $600 to $1,500. Mid-size (2,000 to 8,000 sq ft) runs $1,500 to $3,500. Large or big-box retail runs $3,500 to $10,000 or more. Partial jobs (fitting rooms only, stockroom only) run $300 to $800. Scrap credit on metal fixtures applied to invoice.
Can you clear a store in one day?
Most single-unit retail spaces in Fox Valley strip centers and malls can be cleared in one day, sometimes overnight. Big-box and anchor tenant cleanouts run 3 to 5 days. We give you a realistic timeline at the walkthrough.
Do you work with commercial landlords and property managers?
Yes. We coordinate directly with property teams on access, timing, COI, and lease-exit delivery condition. Most of our retail work comes through property managers.
Do you provide a certificate of insurance?
Yes. $1M liability coverage. COIs issued before arrival, naming your center or property management company as additional insured.
Can you work overnight or after mall hours?
Yes. Most retail cleanouts we do run at least partially off-hours. We coordinate with center security on dock access and corridor use during closed hours. Modest off-hours surcharge included in the flat quote.
What about gondola shelving and wall systems?
Yes. Gondolas break down base-to-shelf, slatwall lifts off the substrate, wall standards unscrew from the studs. Metal from gondolas and wall systems recovers as scrap and credits on the invoice.
Do you handle signage and channel letters?
Yes, freestanding signage and interior branded elements come out. Exterior channel letters mounted to the storefront usually need landlord approval and often a licensed sign contractor to disconnect the wiring first, we haul the hardware after.
Can you handle a multi-location chain rollout?
Yes. Consistent documentation across sites, single point of contact, coordinated with corporate real estate or facilities. We have handled multi-store phase-outs and remodel rollouts.
