Storage unit cleanouts in the Aurora area happen for a handful of consistent reasons — an abandoned unit, an inherited unit, a unit that’s no longer needed, or a unit being downsized. Junk Nurse clears storage units across the Fox Valley regularly: from 5×5 lockers at Extra Space to 10×30 drive-up units at Public Storage. This guide covers what the work looks like, how pricing compares to other cleanouts, what gets donated vs. disposed, and how we coordinate with facility managers.
Common storage cleanout scenarios
Abandoned unit (you’re the new owner)
You bought the contents at a storage auction (or won them by being the lien holder), and now you need the unit cleared. Common for storage investors clearing units in bulk.
Inherited unit
A parent or relative had a storage unit you didn’t know about until they died. You’re paying monthly rent while trying to figure out what to do. The contents need to be sorted (anything valuable removed) and the rest cleared.
Downsizing the unit
You’ve had a 10×20 unit for years and don’t need that much space anymore. Move what you’re keeping to a smaller unit (or to your home) and clear the rest.
No longer needed
The reason you got the unit (move, divorce, downsizing, kids’ storage) no longer applies. The contents have been sitting for years. Time to be done with the monthly bill.
Move-out cleanout
You’re emptying the unit and ending the rental. Some contents go home; the rest needs to be cleared. We typically come straight to the unit and load directly from the locker.
Common Aurora-area storage facilities
We’ve done cleanouts at most of the major facilities in the Fox Valley:
- Public Storage (multiple Aurora and Naperville locations)
- Extra Space Storage (Aurora, Naperville, Batavia, Geneva)
- U-Haul Self-Storage (Aurora, Sugar Grove, Yorkville)
- CubeSmart (Aurora, Naperville, North Aurora)
- Life Storage (Aurora, Plainfield)
- SecurCare Self Storage
- Various local independent operators
Each facility has slightly different access procedures (elevator access for indoor units, gate codes for drive-up units, hours of operation). We coordinate with you on access before the day of the cleanout.
What gets found in storage units
Typical contents of long-term storage units:
- Furniture — couches, dressers, dining sets, mattresses (often in poor condition after years of storage)
- Boxes of household goods — clothes, kitchenware, books, papers
- Holiday decorations
- Sporting equipment and exercise gear
- Old electronics (TVs, computers, stereos)
- Tools and garage items
- Sometimes vehicles or motorcycles (for larger units)
- Occasionally items of meaningful value — antiques, collectibles, family heirlooms that got put in storage for safekeeping
The condition of stored items varies. Climate-controlled units preserve items well; outdoor or non-climate-controlled units in Illinois often have moisture damage, pest activity, or temperature damage to upholstered items.

Sorting before clearing
If you’re inherited a storage unit or bought one at auction, sort before you call us. Things to pull out:
- Photos, family documents, personal papers (especially in inherited units)
- Anything that looks like it might have value — jewelry, watches, coins, vintage items
- Working electronics less than 5 years old
- Quality furniture in good condition
- Specific items the family wants to keep
For storage auction buyers, this sorting is the part where money is made — the items worth selling. The rest is cleanup.
Pricing for storage unit cleanouts
Storage unit cleanouts use the same volume-based pricing as residential junk removal. Typical pricing by unit size and fullness:
- 5×5 unit (partially full): $150–$250
- 5×10 unit (full): $200–$350
- 10×10 unit (full): $300–$500
- 10×15 unit (full): $400–$650
- 10×20 unit (full): $500–$800
- 10×30 unit (full): $700–$1,200
Pricing factors: how full the unit is, whether items need disassembly to fit out the door, whether there’s an elevator (slower than drive-up), the access situation (interior vs. exterior unit).
Coordinating with the facility
Most storage facilities require some coordination before a cleanout:
- Access: you need to meet us at the gate, or provide the gate code, or coordinate access with the facility manager
- Hours: many facilities have access hours (often 6am–10pm). We work within those windows.
- Truck parking: indoor units may require unloading to a cart, then carting to the truck outside
- Facility rules: some facilities prohibit dropping items at their dumpsters — we haul everything off-site
For storage investors clearing multiple units per month, we can set up standing arrangements with consistent pricing and faster scheduling.
What we donate from storage cleanouts
Same routing as any other cleanout: usable furniture and household items to Hesed House (Aurora), Furniture Bank of Illinois, Habitat ReStore, Salvation Army, or Goodwill. Working appliances to ReStore. Metal to scrap. Electronics to registered Illinois e-waste recyclers.
Storage unit items often have lower donation share than residential cleanouts because items have been sitting and may have moisture damage. We make the call item-by-item during loading.
