Quick Answer: No insurance is required from you as the renter. Junk Nurse carries $1M general liability insurance for our work. However, damage to your driveway from the dumpster (cracks, gouges) is typically not covered by the rental company. Use plywood boards under the dumpster to protect your surface.
Renter Insurance: Not Required
You don’t need to carry any special insurance to rent a dumpster from Junk Nurse. No proof of insurance, no rider on your homeowners policy. Standard rental, standard process.
What the Rental Company Carries
Junk Nurse carries $1M general liability coverage for our operations. This covers:
- Damage caused by our delivery truck during placement
- Driver-caused injury or property damage
- Operational risks during pickup
What’s NOT Covered: Driveway Damage from the Dumpster
Damage caused by the weight of the loaded dumpster sitting on your driveway is generally not covered by rental company insurance. This includes:
- Cracks in concrete from point loads
- Indentations in asphalt (especially in hot weather)
- Cracked pavers
- Damaged grass
How Junk Nurse Protects Your Driveway
We provide plywood boards under the dumpster as standard practice (no extra charge). The boards:
- Spread the point load across a larger area
- Reduce risk of concrete cracking
- Protect asphalt from indentation
Additional Protection If You Want It
- Extra plywood layers under wheels and skids
- Distribute heavy debris evenly across the dumpster floor
- Don’t pile concrete or heavy material in one corner
HOA and Insurance Considerations
Some HOAs require certificates of insurance for contractors and service providers working on the property. Junk Nurse provides COI documentation on request — typical for commercial jobs and HOA-managed properties.
Homeowner Insurance Considerations
Your homeowners insurance generally covers the property regardless of dumpster rental. But two situations to think about:
- If someone is injured loading your dumpster, your homeowners liability may come into play
- Significant property damage from dumpster placement is typically not covered unless caused by external factors
Commercial Insurance Needs
Business renters or property managers may need:
- Junk Nurse’s COI naming the building owner as additional insured
- Documentation for facility management records
- Special insurance riders for high-value properties
Mention these needs during booking — we accommodate commercial documentation requirements.
What to Do If Damage Occurs
- Document with photos before and after
- Notify Junk Nurse immediately if you suspect delivery-related damage
- Determine cause: dumpster weight vs. truck operation
- Truck operation damage falls under our liability; weight damage typically does not
