Should you sell estate items before hiring a cleanout company?

When an estate sale or appraisal first makes sense, and when it doesn’t.

Quick Answer: If there are valuable items (antiques, jewelry, fine art, collectibles), yes — get an appraisal or hold an estate sale first. For typical residential contents without high-value items, going straight to cleanout is fine. Junk Nurse handles whatever remains after the sale.

When to sell estate items first

Hold an estate sale or appraisal first if the estate has:

  • Antique furniture (pre-1950, especially well-known styles or makers)
  • Fine art or original paintings
  • Jewelry, watches, gemstones
  • Collections (coins, stamps, sports memorabilia, vintage toys)
  • Sterling silver flatware or serving pieces
  • Designer handbags or clothing
  • Working vehicles or motorcycles
  • Working firearms (sold through licensed dealer)
  • Working appliances less than 5 years old
  • Vintage musical instruments
  • Rare books or first editions

For these, the value recovered through sale often substantially exceeds the cost of running the sale — especially for fine art, jewelry, and collections.

When going straight to cleanout makes sense

  • Contents are typical residential household items (furniture, kitchenware, clothing, decor)
  • Family has already removed any items with potential value
  • Family doesn’t want strangers in the home for an estate sale
  • Timeline doesn’t support an estate sale (need to clear quickly)
  • Estate sale company has indicated the contents don’t justify a sale

How estate sale companies work

An estate sale company will:

  1. Walk through the home and assess saleability
  2. Price items (based on local market, condition, demand)
  3. Stage the home for the sale
  4. Run a 2–3 day sale (typically Friday-Sunday)
  5. Take a percentage commission (usually 25–35% of gross sales)
  6. Remit proceeds to the family or estate
  7. Leave the unsold remainder for you to clear

What doesn’t sell goes to: family discretion (often donated or discarded), or directly to a junk removal company.

Junk Nurse’s role

For estates that hold an estate sale, we typically come in Monday morning after the sale closes Sunday afternoon. By Tuesday or Wednesday the home is empty and ready for listing photos.

  • Sell jewelry directly to a jeweler or estate jeweler before any cleanout
  • Consign specific high-value items to an auction house
  • Sell vehicles through a private sale
  • Hold a small “family sale” for siblings and close relatives
