Quick Answer: Tenant-left items get removed, the unit is cleared out, and it’s ready for the next occupant. Junk Nurse works with property managers throughout Aurora and the Fox Valley. Fast turnaround minimizes vacancy time. COI provided. Same-day and weekend scheduling available.
The Turnover Process
Step 1: Tenant Moves Out
Often Friday or Saturday. Tenant takes what they’re keeping, leaves behind what they don’t want.
Step 2: Property Manager Inspects
Walk-through to identify damage, items left behind, and turnover scope.
Step 3: Junk Removal Scheduled
Property manager calls Junk Nurse. We schedule based on the turnover deadline — often same-day or next-day.
Step 4: Cleanout
Our crew arrives, clears all designated items, leaves the unit broom-clean.
Step 5: Maintenance and Turn
Maintenance team comes in for cleaning, painting, carpet, repairs. Unit ready for next tenant.
What’s Typically Left Behind
- Old mattresses (almost always)
- Furniture too big to move
- Closet contents (clothing, shoes)
- Kitchen items (dishes, food)
- Personal items in bathroom and bedrooms
- Trash and accumulation
Tenant Abandonment vs. Standard Turnover
Standard Turnover
Tenant moves out as planned. Light to moderate items left behind. 1–3 hour cleanout for typical apartment.
Tenant Abandonment
Eviction or unannounced abandonment. Apartment often fully populated. Illinois law requires written notice and waiting period before disposal. After legal compliance, we clear. Typically larger scope.
Timeline Requirements
Most apartment turnovers happen within a 7-day window between tenants. Junk Nurse fits into this timeline:
- Same-day or next-day scheduling for property managers
- Weekend availability (Saturday)
- Morning or afternoon windows based on maintenance crew schedule
Pricing for Apartment Turnovers
- Studio/1BR: $200–$400
- 2BR apartment: $300–$600
- 3BR+ apartment: $500–$1,000
- Tenant abandonment: Add 50–100% for heavy scope
Volume pricing for ongoing property manager accounts: 10–20% off.
