This guide walks through the typical pricing brackets, the specific factors that move the price up or down, and what’s included in a hoarding cleanout vs. what may need separate specialists.

Pricing brackets by severity

Hoarding disorder severity is sometimes described on a 1–5 scale (the “Clutter Hoarding Scale” developed by the Institute for Challenging Disorganization). Roughly mapped to cleanout cost:

Mild (Level 1–2): $500–$1,500, usually 1 day

Heavy clutter but clear walking paths. Furniture and surfaces accessible. No pest, biohazard, or structural concerns. Most rooms usable. Cleanout involves clearing accumulated items, organizing, and removing excess furniture.

Moderate (Level 3): $1,500–$3,000, 1–3 days

Cluttered walking paths, some rooms with limited access, signs of pest activity but not infestation, no biohazard. Some surfaces unusable. Cleanout involves clearing in stages, sorting through items the homeowner may want to retain.

Severe (Level 4): $3,000–$8,000, 2–5 days

Many rooms inaccessible, “goat paths” through stacked items, evidence of pest infestation or biohazard, structural concerns possible, some hazmat (old paint, chemicals, etc.). Cleanout may require pest treatment or biohazard remediation before junk removal can proceed.

Extreme (Level 5): $8,000–$25,000+, often weeks

  • Volume — the biggest factor. More truckloads = more labor, more disposal fees, more time.
  • Access — if we have to clear paths before we can clear rooms, that’s additional labor.
  • Sorting time — if the homeowner needs to review items, the work slows.
  • Hazmat — if there’s significant hazmat to coordinate (paint, chemicals, propane), that adds time even though disposal of hazmat itself is handled separately.
  • Biohazard — pet waste, decomposing food, bodily fluids. Requires biohazard remediation specialists before we proceed. Separate contractor cost.
  • Pest activity — pest treatment before cleanout. Separate contractor cost.
