Your Facility Cleared On Deadline, At The Price We Quoted
Office, retail, warehouse, restaurant, tenant turnover, we handle the whole scope.
Commercial junk removal calls for the mechanics of residential work plus everything that comes with running a business: certificate of insurance for the property manager, after-hours access so operations do not stop, coordination with a hard lease-exit deadline, and documentation for compliance and finance. Junk Nurse brings all of it as standard, not as an upgrade.
What We Remove
Real Jobs. Real Results.
These are actual photos from Junk Nurse jobs in Aurora and the Fox Valley.
How It Works
Simple. Transparent. No surprises.
Walkthrough and flat quote
On-site or by photo. We assess scope, access, elevator or loading dock use, and disposal type. COI issued before arrival. Flat number confirmed before any work starts.
Coordinate access
We work with your facility manager, property team, or GC on elevator scheduling, staging areas, dock access, and after-hours entry. Property-required paperwork handled in advance.
Careful load-out
Uniformed crew, no subcontractors. Doorframes, elevator interiors, corridor walls, and floors protected. We work systematically so adjacent tenants and operations are undisturbed.
Route and document
Metal to scrap, electronics to a licensed e-recycler, donatable furniture to Furniture Bank of Illinois or Salvation Army, disposal to the transfer station. Manifests and receipts on request.
What makes commercial junk removal different
Commercial junk removal shares the same basic mechanics as residential (walkthrough, quote, careful load-out, sort, dispose) but the surrounding requirements are different. Your property manager wants a certificate of insurance before we set foot in the building. Your facility manager wants after-hours access so we do not interrupt operations. Your tenant lease has a deadline. Your compliance department wants documentation of what was disposed and how. Junk Nurse handles all of that as standard, not as an upgrade.
The four things commercial clients need us to handle
Most commercial properties require a certificate of insurance naming the property or management company as additional insured before we can enter the building. We carry $1M liability and issue COIs before arrival, no scramble.
Retail cannot lose foot traffic during a cleanout. Restaurants cannot lose service time. Office tenants cannot have carts blocking the elevator during business hours. We schedule evenings, overnights, and weekends to work around your operation.
Commercial leases include return-to-original-condition clauses with hard move-out dates. Missing that date costs holdover rent. We work the calendar backwards from your deadline and staff the job to hit it.
Compliance, finance, and legal often need proof of what left the building and where it went. Electronics manifests for e-waste, scrap tickets for metal, itemized disposal records on request.
What commercial junk removal actually costs
Commercial pricing scales with volume, access, and disposal type. Here is the range we quote across Fox Valley business jobs.
One broken office chair, a stack of pallets, a couple of workstations. Includes COI.
Single office, breakroom, storage room, or defined retail section cleared in one visit.
Full office suite, medical practice, retail store, or one floor of a multi-tenant building.
Full warehouse, restaurant closure, or multi-day facility clear-out. Multi-truck, phased.
Evening, overnight, and weekend jobs carry a modest labor premium because we staff differently. Included in the flat quote we give you, no surprise line items.
When businesses call us
The most common reasons a Fox Valley business picks up the phone for commercial junk removal:
Space needs to be returned to original condition by the move-out date. We work backwards from that deadline and staff to hit it.
Not everything makes the move. We clear what does not fit in the new footprint, phased around IT and vendor schedules.
General contractor needs the space clear before demo. We clear the existing scope and haul the demo debris after.
Previous tenant left the space loaded. Property manager needs it turned around fast for the next lease.
Full clearing of a warehouse, restaurant, retail space, or multi-tenant building being sold or shuttered.
Old servers, printers, phone systems, or furniture that no longer fits the operation. Documentation for compliance and audit.

Common Questions
What does commercial junk removal cost in the Fox Valley?
Single-item and small loads run $150 to $400, a single room or defined section runs $400 to $900, a full office suite or floor runs $900 to $2,500, and whole-facility clearing runs $2,500 to $10,000 or more. Flat quote before we start, COI included.
Do you provide a certificate of insurance?
Yes. $1M liability coverage, and we issue COIs naming your property or management company as additional insured before arrival. Most property managers require this before crews enter the building.
Can you work outside business hours?
Yes. Evening, overnight, and weekend scheduling is available. A modest labor surcharge applies for off-hours work, included in the flat quote.
Can you meet a lease exit deadline?
Yes. Give us the move-out date and the scope, we work backwards and staff the job to hit it. For multi-day facility clearing we phase around your operation.
Do you handle multi-floor office cleanouts?
Yes. Multi-floor jobs are standard. We coordinate elevator use, staging, and vertical transport, and move through the space systematically instead of jumping between floors.
What about IT decommissioning and old servers?
We haul the hardware. Data-bearing devices should be wiped or shredded by your IT or a licensed vendor before we haul, we do not do data destruction ourselves.
Do you provide disposal documentation?
Yes. Receipts standard. Scrap tickets, e-waste manifests, and itemized disposal records available on request for compliance and finance.
What is the smallest commercial job you take?
Single item, one broken office chair, a stack of pallets, one desk. Minimum runs about $150. Fully insured, COI issued if required.
